The Thika Road corridor has absorbed an enormous amount of new housing since the superhighway opened. Buyers here usually trade space for commute: you get materially more house, or land, for the money than in Nairobi.

Juja, further out, is the most affordable part of the corridor, and JKUAT keeps rental demand for studios and one-bedroom units consistent, which makes it a considered choice for investors.
Verify the water source and the sewerage arrangement, as many schemes rely on boreholes and septic systems rather than mains connections. Check the title carefully: subdivided agricultural land is common in this corridor, and every plot should have its own title or a clear route to one.
